NAI DiLeo-Bram & Co.’s (NAIDB) brokerage team of David A. Simon, Chief Operating Officer, and Associate Kyle Gerace were retained as the exclusive listing broker by the owner of a 10,000+SF office/flex building in the borough of Mountainside, NJ. Prior to coming online, the property had been the subject of sweeping ownership-focused capital improvements. The NAIDB team sought to procure a corporate-caliber tenant to occupy the vacant space situated at the heart of Northern New Jersey’s Union County.

The asset, which is part of a multi-building campus, offers excellent amenities such as high-end finishes, an atrium/food court area, highway signage visibility along Route 22 and above-standard parking. It also features multiple vehicle entry points as well as easy access to major roadways, including I-78, U.S. 1 & 9, the Garden State Parkway and New Jersey Turnpike. Newark Airport is 12 miles away.

Solution

Within a few months of marketing the property, NAIDB secured a tenant on a direct basis with the signing of a 9,546-SF lease for the entire building. The tenant, Little Words Project, sought space for its rapidly expanding start-up company operations.

A woman-owned jewelry company, Little Words Project, established a niche by making bracelets with positive and inspirational sayings that are trackable. The concept is for an individual to gift their bracelet forward to someone else and see where it travels over time.

The Little Words Project axiom “Be nice to yourself – and then pass it on” reflects the company’s mission. Consumers have the option to register their bracelet and track the “love it shares from wrist to wrist.” In addition to its offices in Mountainside, NJ, the company owns and operates 8 stores nationwide in New York City, the Jersey Shore, Boston, Washington DC, Miami and Tampa, FL and San Francisco.


Result

Within a few months of taking occupancy of 1170 Route 22, Little Words Project signed an expansion lease orchestrated by the NAIDB team of Simon and Gerace for approximately 6,800 SF of additional space at the adjacent 1160 Route 22 building, within the same office park. The 1170 & 1160 Route 22 property owner, who subscribes to an entrepreneurial mindset as well, was extremely pleased NAIDB was able to secure tenancy with a company whose mission is to combat bullying and negativity while creating a physical office space that is open and has an energetic feel.
